- The masterplan is in the form of three rings with the central area being referred to as a "Living Lab".
- The masterplan is targeted towards start-up companies and Unicorn companies. Its program includes various office and residential configurations for this purpose.
- The Living Lab would be an innovation area that would act as a test space and as an area for a showcase of the innovations undertaken at Unicorn Island for visitors.
- Surrounding the central area is the weaving zone, a village-like development that has different office types, a residential program, and amenities providing a creative environment and creating spaces for informal interactions.
- The periphery of the island is formed by the headquarters of the Unicorn companies. The companies can grow outwards along the waterfront , in the future when expansion is required.
